Georgia's Beach...

Tybee Island is one of those places people tend to fall in love with quickly. Located just about 18 miles east of downtown Savannah, it is a small barrier island with a lot of character packed into just a few square miles. With a little over 3,000 full time residents, it has a close knit, relaxed feel that makes it stand out from busier coastal areas.

...Savannah's Backyard.

Tybee has been drawing people to its shores since the early 1700s, and its appeal is still just as strong today. It is home to a community of residents who have chosen a slower coastal lifestyle and a more relaxed pace of living.

This is not a place people just pass through. It is a place people choose on purpose.

Coastal Real Estate With Long Term Value

Owning on Tybee Island means being part of one of the most recognizable stretches of coastline in the Southeast. With limited land and no real room to expand, it is a place where supply naturally stays tight.

Homes on Tybee range from classic beach cottages with real island character to updated homes near the water, newer elevated builds, and properties with ocean or river views.

Because it is a barrier island, there is only so much housing available, which keeps demand steady over time. A lot of people are drawn to it for full time living, second homes, or vacation rentals, depending on their goals.

Schools

Tybee Island is part of the Savannah Chatham County Public School System. Tybee Island Elementary School serves the island’s younger students and is the main school located directly on Tybee. For middle and high school, students attend schools in the wider Chatham County area.

School zoning depends on the exact property address, so it is always best to confirm assignments when looking at a home. I am happy to help with that anytime during the search process.

History, Adventure, and  18 Miles of Atlantic Coastline

Life on Tybee moves with the tides, and that is a big part of its charm. The beaches are the heart of the island, with access points from North Beach down to the South End. People spend their time fishing off the pier, walking the shoreline, kayaking the marshes, or just sitting back and watching the sunset.

The Tybee Island Light Station is one of the island’s most well known landmarks. It sits on the site of Georgia’s first lighthouse, which dates back to the 1700s. Today, it is the oldest and tallest lighthouse in the state. Visitors can climb to the top for wide views of the island, the river, and the Atlantic, and explore the nearby historic cottages and museum.

Fort Pulaski National Monument is just a short drive away on Cockspur Island. It is a well preserved Civil War site with a lot of history and beautiful grounds to explore.

You will also find the Tybee Island Marine Science Center, the Tybee Pier and Pavilion, dolphin and eco tours, bike rentals, golf cart rentals, and a steady lineup of local events throughout the year.

Tybee Island Picks

6

Crab Shack

An icon. Perched on the water at Chimney Creek, the Crab Shack is the kind of place that earns its legend. Fresh seafood, a tiki bar, live alligators in the pit, and an atmosphere that feels like the best kind of organized chaos. No trip to Tybee is complete without it.

5

Huc-A-Poos

Laid back and full of life, Huc-A-Poos has been a Tybee staple for years. The pizza is genuinely great, the drinks are cold, and the crowd is always a good mix of locals and visitors who have figured out that this is the spot.

4

Bubba Gumbo's

Relaxed, flavorful, and exactly what you want after a day at the beach. Bubba Gumbo's serves up bold Southern coastal cooking in a no-fuss setting that keeps people coming back all season long.

3

North Beach Bar & Grill

Tucked into the quieter north end of the island, North Beach Bar and Grill delivers cold drinks, good food, and a view that reminds you exactly why you came to Tybee in the first place. A local favorite that rarely disappoints.

An Island Address.

A Savannah Commute.

Tybee Island is about 18 miles east of downtown Savannah via Highway 80, which is the main road on and off the island. The drive to Savannah usually takes around 25 to 35 minutes, depending on traffic.

Highway 80 can get busy during peak summer weekends and holidays, so most residents plan around those times as part of island life.

For those who work remotely, own a business, or are retired, Tybee offers a lifestyle that feels very different from the city while still keeping Savannah close when you need it.
